Diet Tips for People with a Massive Sweet Tooth

I know this is not the spot for diet tips, but lately I have been on a pretty intense diet. Obviously I love food, and I have an incredibly big sweet tooth, or as my boyfriend says, “You crush dessert like it’s your job.” How cool would that be?

For everyone who is trying to cut calories, without ditching the amazing food, here are a few tips that I have learned:

  1. Cucumbers with stevia/truvia and cinnamon.
    • I know it sounds weird and disturbing, but try it! I was very skeptical at first, but I really really like it!!
  2. Go for the sugar free mocha at Starbucks.
    • Go to Sprouts, and get the 10 calorie creamer, it takes away some of the coffee taste!
  3. Take vegetables like green beans, broccoli, brussel sprouts, and cauliflower, put them in a gallon sized ziplock bag, with a heaping spoonful of garlic, and shake, shake, shake!
    • Put aluminum foil down on a pan, and put the vegetables down on the pan
    • Put in the oven (preheated at 450) for 30 to 45 minutes depending on the vegetable and cut
    • The vegetables should have a char on top when done
    • Be careful these are totally addicting
  4. PROTEIN POWDER: These shakes can keep you full all night, and act as a meal replacement. They are also very refreshing when it is hot outside.
    • I blend one scoop protein powder (should be between 90-110 calories per scoop), with a little coconut milk, unsweetened cocoa powder, and one packet of truvia or stevia, and water.
    • I really like the strawberry and chocolate whey protein at Sprouts!

I absolutely love this house. It is located in an awesome neighborhood (Mount Streets), and is very central to just about everything. It is a two story, which don’t come around very often. Another great house in the Mount Street area! I really like the open concept feel, and the long kitchen looking out onto the front of the house, family room, dining room, and hallway areas. The kitchen is filled with stainless steel appliances and white quartz counters. The backyard is gravel, but that is easy to fix, and the semi-canyon makes up for it! I really like how two of the bedrooms are located on one side of the home and one bedroom on the other side of the home. The inside of the home is beautiful and everything looks to be relatively if not brand new. Awesome home for a couple or growing family! I am not positive, but it looks as if the garage was converted into the family room, and the family room was made into a bedroom. In addition, it looks as though one of the bedrooms was used as a means to extend the master bedroom. They did an awesome job with this, it looks great! Plus, it adds to the open concept feel. Once again, this is a beautiful home!

In my opinion…

This new listing is located almost directly next to my house. My partner and I have viewed many, many homes in this immediate “Mount Streets” area with this exact floor plan. The owners of this home have put a lot of work into it, and as a result, the home is almost unrecognizable to its original floor plan. The owners did an incredible job in updating the home. This 3 bed/2 bath home is beautiful, and has many features that are not seen in other Mount Street homes of similar or exact floor plans.

Pros:

  • Holmes Elementary School
  • Big lot size
  • Beautiful updates
  • Garage door opens into the kitchen area, dining room, and family room
  • Gorgeous landscaping in the front yard
  • Open floor plan
  • New kitchen – Stainless steel appliances and quartz counters
  • The button on top of the toilet that flushes, instead of a handle (I know I shouldn’t care about this, but for some reason, I thought this was a great bonus)!
  • Beautiful, landscaped backyard with fruit trees, and a big grassy area, along with room to put a fire pit, bbq, etc. to entertain family and friends.

*All statistics reflect the time period between April 2013 to April 2014 in comparison with April 2014 to April 2015.

Detached (Single Family Home) Statistics:

  • Between April 2014, and April 2015 the average amount of new listings has significantly decreased by an average of 11.6%.
  • Although the amount of new listings has decreased, the average sales price has increased by around 7.1%.
  • The amount of time the listings sit on the market has also decreased from 31 days (April 2013 to April 2014) to 25 days in the past year. This is a decrease of 19.4%

Townhouse/Condo Statistics:

  • The amount of new listings coming onto the market in the past year has slightly increased by around 2.0%. This increase is caused by a mere 2 additional new listings between April 2014 and April 2015.
  • Unfortunately, the average sales price has decreased by 2.9%. Between April 2014 and April 2015 the average sales price dropped $10,000.00.
  • In addition, the amount of days condos and townhouses sat on the market increased 32.4%.

Summary:

Sellers: We are in a seller’s market! The inventory is dwindling, but the home prices are increasing, and homes are sitting on the market for less time. This means buyers are jumping at opportunities to purchase homes, and willing to pay full price!

Buyers: Although we are in a seller’s market, this is a great time to buy. If you find a house you like, it is probable the home will not be around for a long time! It would be in the buyer’s best interest to buy a home now, as the home prices are predicted to increase significantly over time.

Housing Market Update: Clairemont (92117)

Monthly Housing Market Update: April

Detached (Single Family Home) Statistics:

  • In April 2014, there were 53 new listings in the Clairemont (92117) area, and as of April 2015, there were only 43 new listings that had come onto the market. In comparing the new listings of April 2014 and 2015, there is a definite decrease in the amount of listings coming onto the market. Specifically, an 18.9% decrease in new listings.
  • Although, the amount of new listings coming onto the market is decreasing, the average sales price is increasing. The median sales price in April 2014 was $530,000. The median sales price of April 2015 was $540,000. This means an increase of 1.9% in the median sales price in the 92117 area code. Woohoo!
  • Some more good news! The amount of homes that received the original purchase price has increased over the past year. This means that buyers are buying homes at the prices listed on the flyers, MLS, etc. This could result from a number of factors, including low inventory and much competition in the buyer’s realm. From April 2014, the percentage of original list price received has jumped 3.3% and has totaled 99.1% during April 2015!
  • The amount of time the listings sat on the market has also significantly decreased. From an average of 41 days on the market in April 2014, to an average of 18 days on the market in April 2015.

Summary:

Sellers: We are in a seller’s market! The inventory is dwindling, but the home prices are increasing, and homes are sitting on the market for less time. This means buyers are jumping at opportunities to purchase homes, and willing to pay full price!

Buyers: Although we are in a seller’s market, this is a great time to buy. If you find a house you like, it is probable the home will not be around for a long time! It would be in the buyer’s best interest to buy a home now, as the home prices are predicted to increase significantly over time.

  • The amount of new listings that have come onto the market in April 2014 and in April 2015 has slightly increased. The new listings in April 2014 were 10, while the new listings in April 2015 were 11. This means an increase of 10%. Although there is an increase in new listings, the inventory is dwindling.
  • The amount of days that condos and townhouses are sitting on the market has significantly decreased from 74 days in April 2014 to 14 days in April 2015. This is an average decrease of 81.1%.
  • The average sales price is increasing along with the percentage of original list price received.
